How can quality be assured when using the modular method of construction?
Why is the modular process quicker than traditional on site building?
Unlike traditional site built homes construction of modular homes can start while the building permit application is being lodged and approved and this can save a significant amount of time. The homes are built in our manufacturing yards using dedicated teams of skilled tradesman, no need to wait while tradesmen travel from site to site as they do in traditional build methods. While your Modular WA home is being built in the manufacturing yard, work can also be underway on your site in preparation for delivery of the building.
How long will it take to build a Modular WA home?
The current expected timeline from your initial sign up to handover is somewhere between 12 – 14 months. This takes into account adequate time for design refinement, council approvals, prestart consultation, material supply and the construction of your new modular home. When all of the contract documentation has been finalised and the deposit has been paid, construction of your Modular WA home can be scheduled . After your slab has arrived our yard, you can expect the actual home to be constructed in as little as 10 weeks. The siteworks component usually takes around another 4 weeks for most builds – after which your new home will be ready to move into.
Can Modular WA Homes be installed anywhere in Western Australia?
Our Modular WA homes can be built and delivered anywhere in the State. As a part of the service when building with Modular WA a member of our team will visit your site to explain, and if you want, arrange the work that needs to be done to get everything ready for delivery of the modular home.
My bank tells me that finance on modular homes is not available.
This is not correct. Although progress payments (payment made at various stages of construction) are not available on a modular home, you are still able to obtain finance for your modular home from a bank. At Modular WA we understand this and we enable you to delay progress payments until your homes is delivered to site. Typically, all that is required is a 6.5% deposit and proof of eligibility for finance from a financier. Our staff will be able to guide you through this process to make it as easy as possible.
Can I still use my preferred bank or even a mortgage broker?
Of course you can! We would encourage you to use your preferred bank or mortgage broker or you can speak to one of our preferred mortgage brokers who can help you every step of the way.
Can I design my own home or make changes to standard plans?
Once again the short answer is yes, absolutely! At Modular WA we encourage you to put your own personal touches to your home. After all it is your home! Modify one of our Modular WA designs or even create your own from scratch, anything is possible with Modular WA modular homes.
I live in a cyclonic rated building zone. Can I still build a Modular WA home?
Our homes are designed to withstand the extremes of the WA climate and can be engineered to withstand cyclonic conditions. Cyclonic area construction is no problem when it comes to Modular WA homes.
Will Modular WA handle all the regulatory approvals required to build the home?
Yes. We will arrange the building permit, water corporation approval and we can complete applications for septic systems and planning approvals.
What is a Building Permit?
In general, a building permit, granted by a permit authority (generally the local Shire Council), is required before building work can be carried out. Anyone can apply for a building permit, the owner, builder, designer, building surveyor or any other person. The applicant provides details of the person responsible for the work, ie the builder, in the application form. The builder takes responsibility for ensuring the construction complies with the applicable building standards and the provisions in the building permit.
Can Modular WA assist us with colour selections?
Our sales people and pre start consultants are very experienced with colour selections and always up to date with the latest trends. They will assist you in our purpose built prestart centre and by referring you to our highly recommended product suppliers.
Does Modular WA have a choice of modern material selections and fittings and fixtures to choose from?
Modular WA has access, through its preferred suppliers, to the latest range of building products and fittings and fixtures. Our standard specification is full of high quality materials sourced from local Western Australian suppliers and manufacturers.

What type of floor is used when building a Modular WA home?
At Modular WA we use factory made prestressed concrete floors as the base for the construction of all of our homes. These concrete floors allow us to transport the fully complete Modular WA home to site anywhere in Western Australia. Once the home is installed the concrete floor gives you the feeling that the home must have been built on site.
