Ramelius Resources - Gym, Ablution and Training Facilities

Overview:
In early 2020, Modular WA was contacted by Ramelius Resources with a request to prepare a quotation for the manufacture and installation of a Gymnasium building and two Ablutions buildings for their expanding Mount Magnet Gold Project. Modular WA’s in house design team worked with the client stakeholders to perfect the building design and specification prior to preparing a comprehensive quotation. Modular WA was issued a purchase order for the works in July 2020.

Scope of Works:
The design, manufacture and deliver of a modular gymnasium and two modular ablution buildings inclusive of delivery and complexing of the modules. Ramelius Resources prepared the site and connected water, power, and sewer to the buildings.

Features:
The gymnasium and ablution buildings were constructed using Colorbond EPS wall panels and steel frame roof trusses. The buildings included a robust low maintenance concrete transportable floor and a commercial grade fit out with rubber flooring and mirrors to the gym. The ablution buildings included a training room, lockers, changeroom, laundry, and bathroom amenities.

Solutions:
Early and considered design consultation ensured the custom Gymnasium and Ablutions buildings would serve the client’s purpose while remaining within budget with a functional and durable commercial specification. Provision for ramp access, including wider doorways, was incorporated into the training room to facilitate the on-site work needed to provide disabled access. With well-coordinated scheduling and planning throughout the project the buildings were constructed and delivered on time, within budget, and without any unplanned disruptions or issues to a satisfied client.

 

Southwest Resorts - Kitchen/Crib and Ablutions Facilities

Overview:
In early 2019, South West Resorts called on design proposals for a much needed upgrade and expansion of the existing amenity facilities at Denham Seaside Caravan Park. Modular WA was awarded the contract in May 2019 and, following extensive design development, construction commenced in October 2019.

Scope of Works:
Design, construct and deliver a cyclonic rated modular kitchen building and two ablution blocks for the Denham Seaside Caravan Park inclusive of onsite plumbing, onsite electrical and shade structure installation.

Features:
2 x ablution blocks featuring 9 ensuite bathrooms plus AS1428.1 compliant ambulant and universal access bathrooms and a laundry, The main kitchen/amenities building included an open space activity room, expansive and fully equipped kitchen facility and external verandahs. The project included hydraulic design to suit both potable desalinated and bore water services, undercover ducted commercial gas hot water systems and AS1428.1 compliant braille and exit signage, door furniture and access.

Solutions:
The new kitchen and ablution buildings are located within the Denham Caravan Park, a popular and busy tourist destination servicing the towns of Denham and Monkey Mia. With meticulous planning, Modular WA was able to install the buildings without damaging surrounding infrastructure and with minimal disruption and impact on the caravan park’s operations. Modular WA worked closely with the client to ensure the buildings met the client’s design brief and expectations. Custom fixtures and fittings were incorporated into the specification to maximise energy and resource efficiency.

Crother's Construction - Monkey Mia Rangers Station

Overview:
The Department of Biodiversity, Conservation and Attractions is committed to promoting biodiversity and conservation to enrich people’s lives through the sustainable management of Western Australia’s species, ecosystems, lands, and attractions in the department’s care. In 2019, the Department called on tenders for the construction of a new ranger station for Monkey Mia. Crothers Construction were the successful tenderers for the job and Modular WA was engaged by Crothers Construction to supply the architecturally design modular Ranges Station building.

Scope of Works:
The design, construction, delivery and installation of the Modular Ranger Station building to Monkey Mia inclusive of all external structures, internal fixtures, fittings, appliances, and furniture.

Features:
The Ranger Station building comprises staff and volunteer offices, a first aid room, a commercial fish preparation wet area, as well as staff amenities and universal access AS1428.1 compliant bathroom facilities.

Solutions:
The building is in very close proximity to the ocean and located in a Region C cyclone area. The building specification and construction methodology was developed, in conjunction with the project architect, to ensure the structure is capable of long-term performance in this harsh cyclonic coastal environment. A complex roof structure required careful consideration by the Modular WA design team and resulted in the use of a large box gutter to control water run off during extreme cyclonic weather events. Despite a tight timeline and winter weather conditions, Modular WA was able to employ effective procurement, scheduling and safe work practices in order to deliver a high-quality commercial building purpose-designed for the client’s requirements and location.

 

Mukinbudin Early Childcare Centre

Overview:
In July 2019, the Shire of Mukinbudin called tenders for the construction of a new childhood early learning centre to service the growing demand for childcare services in the area. This contract was awarded to Modular WA in September 2019.

Scope of Works:
Design, construct and install a new four-module childhood early learning centre including transport, external structures, onsite join-up and complexing, playground installation and landscaping.

Features:
The early learning centre was fitted out with an expansive play area with impact-resistant internal wall linings, a kitchen, cot rooms, office, nappy change area, universally accessible junior AS1428.1 compliant bathrooms, laundry and foyer along with a wraparound external verandah and nature playground.

Solutions:
Modular WA was able to satisfy the client’s design and operational requirements for a highly functional and attractive early learning centre within a tight budget framework. All main rooms in the building were designed with internal windows and half-height doors to ensure maximum visibility and to assist with supervision of activities. The internal finishes provided hardwearing surfaces to reduce maintenance and cleaning costs. Bright child-friendly colours were used in order to promote a positive and nurturing environment. Wraparound verandahs in combination with a nature playground provide ample space for outdoor learning activities. Modular WA was successful in providing a highly functional and attractive building that will service the area’s demand for childcare for years to come.

 

Mukinbudin Early Childcare Centre

Overview:
Due to increased operating demands in regional areas, the Water Corporation called for quotes for the construction of 6 x new temporary offices in various locations. Modular WA provided the most economical and efficient proposal and was awarded the project in July 2018.

Scope of Works:
Construction, transportation and installation of six (6) modular offices to various locations across Western Australia.

Features:
Each modular office features a verandah and deck, with an open plan office space and kitchenette. The design also incorporates a unisex universal access bathroom with toilet and shower amenities.

Solutions:
Modular WA provided the client with an effective and economical off site construction solution. The separate universal access toilet included grab rails and suitable amenities as per AS.1429. The modules were constructed with full fit out at our manufacturing facility in Wangara before being transported to site, or to the client’s nominated holding facility. With a total construction time of just 7 weeks in the yard, Modular WA delivered an excellent, rapidly-built product in line with the client’s timeline requirements.

Public Transport Authority - TransWA Booking Office

Overview:
The Public Transport Authority of Western Australia (PTA) operates public transport services in regional Western Australia including the operation of road coach and rail passenger services under the Transwa brand. The PTA required a bookings office to be constructed at a new site in Albany within a very short timeframe in order to minimise the disruption to services that may result when relocating their operations.

Scope of Works:
Design, construct and installation of a modular bookings office building including transport, complexing, join up of modules and the on-site installation of a bus shelter and undercover area.

Features:
The booking office features a reception area complete with built-in reception counter, safety glass and kitchenette. Integrating seamlessly with a site built bus shelter and undercover area, the building also features AS 1428 compliant ramps, tactile indicators and universal access bathrooms.

Solutions:
On a very tight timeline, our expert construction and site installation team built and delivered the building with incredible efficiency and precision. The new building was located in the centre of Albany on a difficult to access site. With careful planning, Modular WA was able to install the building without damaging surrounding infrastructure and with minimal disruption and impact on local businesses. The project specification included making provision for the installation of some sophisticated electrical infrastructure including data racks and a security/CCTV system. Close coordination was required between the clients installation contractors and the Modular WA design team to ensure the on site installation of equipment went smoothly. Modular WA was also able to offer the client a considerable cost saving option when specifying and installing glass partitioning to the building, utilizing a more economical digital print solution instead of glass etching.

Shire of Yalgoo - Multi-Purpose Sports Facility

Overview:
The Shire of Yalgoo is located approximately 500km north of Perth in the Mid West. In early 2018 Modular WA was awarded a contract for the design and construction of a new multi-purpose sports facility that would service the town’s new sporting grounds and rifle range.

Scope of Works:
The project included the design, construction, transportation and site installation of a six module multi-purpose sports facility including completion of onsite external structures.

Features:
The facility features a sprawling multi-purpose area complete with kiosk kitchen, bar, store and equipment rooms as well as two sports changerooms and accessible bathrooms. Surrounded on three sides by an expansive undercover area, the building provides functional, attractive spaces perfect for a variety of community events.

Solutions:
In order to invigorate the town and encourage community engagement, the client requested a building that would make an aesthetic statement. Modular WA’s design team worked closely with the client to produce a stunning solution that incorporated corrugated steel, timber columns and copper accents. This along with commissioned LED-lit artwork made testament to the surrounding Western Australian outback. As the Shire of Yalgoo is considerably isolated, exceptional scheduling and coordination of onsite contractors was required to ensure the project was completed without delay. Despite working over the most challenging summer months, Modular WA’s site installation team delivered the project ahead of schedule to a satisfied client.

 

City of Wanneroo - Emergency Services Building

Overview

Being one of the fastest growing local governments in Australia, the City of Wanneroo welcomes around 8,000+ new residents each year. As part of the multi-million dollar Yanchep-Two Rocks infrastructure upgrades, the City of Wanneroo called upon tenders for a new emergency services building which was then awarded to Modular WA.

Scope of Works
Design, construct and install a new emergency services building for the Two Rocks Fire Station.

Features
Double sliding doors open into an expansive meeting room, providing a much needed training space for the Two Rocks Emergency Services team. As well as a kitchenette, the building was fitted out with a universal access toilet and male & female change room facilities.

Solutions
Modular WA provided the client with an effective solution to their requirements for an accessible building. The finished floor level was kept as low as possible so that entry points were wheelchair accessible, while the separate universal access toilet was fitted out with grab rails and amenities as per AS.1429. The modules were constructed off site at our manufacturing facilities before being transported to site. With a total construction time of 10 weeks in the yard and 2 weeks installation onsite, Modular WA delivered an excellent, rapidly-built product whilst ensuring site disruption was kept to a minimum.

Jurien Bay Village

Overview

Jurien Bay Village offers resort style living with superb facilities for over 50’s. Assisted by funding from Royalties for Regions, the village services the growing aged population in the regional community.

Scope of Works
Design, construct and install full turnkey lifestyle units and respite centre to Jurien Bay Village. Includes transport, cranage and site install of all units as well as custom design consultation and sales support.

Features
The village offers six different two and three bedroom designs showcasing contemporary interiors. All designs intend to accommodate the modern, coastal lifestyle whilst being fitted with accessible solutions where required to ensure maximum security and comfort.

Solutions
Constructing homes for an estate calls for precision planning due to the restrictions faced when installing modules onto tightly fit blocks. Modular WA works extensively with our expert transport and logistics specialists so that installations are carried out ensuring maximum cost efficiency and minimal disruption to the site. Adhering to our client’s strict timeline requirements, our homes are rapidly built and transported to site in just 12 weeks. This demonstrates that Modular WA has the resources and expertise to deliver a high quality product, on time and within budget.

Shire of Quairading - Short Stay Units

Overview

Due to a shortage of short-term accommodation in the town and region and as part of the second phase of the redevelopment of the Quaraiding Caravan and Camping Park, the Shire called for tenders for three short stay accommodation units. The tender was awarded to Modular WA in May 2019.

Scope of Works
Design, Construction, Transport, Craning and Installation of Three Short Stay Accommodation Units.

Features
Compact yet functional, these short stay units feature two bedrooms and a bathroom with a combined main living/kitchen area that opens onto a tiled verandah. One of the units was designed to be universally accessible and comply with AS 1428.

Solutions
Modular WA provided an economical solution to the Shire of Quairading’s accommodation shortage without compromising on quality – delivering three attractive and functional units to the client on schedule and within budget. The installation of units by crane was completed without a hitch. Our expert installation team then completed the installation process by connecting the buildings to services and achieving practical completion just two days after delivery. Remedial works and final handover to the client occurred only 1 week after the buildings were delivered to site, ensuring minimal disruption to the caravan park’s operations.

Margaret River Independent School - Modular Classrooms

Overview:
Margaret River Independent School awarded Modular WA the tender for the construction and installation of two modular classrooms to accommodate the school’s growing student population.

Scope of Works:
Construct and install two modular classrooms for the Margaret River Independent school.
Includes transport of modules, onsite traffic management, cranage and site installation.

Features:
The classrooms were fully fitted out including features such as ceiling mounted projectors and white boards, with the external colour scheme matched to the existing school buildings to ensure seamless, harmonious integration.

Solutions:
This particular project was far more challenging than the typical modular install, with restricted access to the area and a particularly short site-access availability window of 1 week. Due to the position of the site, the buildings had to be reversed off Bussel Highway during the peak school holiday period and required a full traffic management plan. The trees surrounding the area and tight install space called for precise maneuvering of both the crane and building modules. Due to the limited timeframe the entire install and complexing process had to run extremely smoothly in order for us to achieve the client’s strict handover deadline.

Shire of Wiluna - Staff Housing Project

Overview:
In 2018, Modular WA was successfully awarded the tender for the supply and installation of five staff houses for the Shire of Wiluna. The township of Wiluna is located in the North-Eastern Goldfields of Western Australia, approximately 800 kilometres from Perth. The staff housing will be used by the Shire of Wiluna to accommodate a number of permanent employees in housing that is specifically designed for the harsh environment in this remote region of Western Australia.

Scope of Works:
The project included the custom design, construction, transportation and site installation of the 5 homes. Work on site in Wiluna included earthworks, service connections, concrete paths and driveways, site built carports, fencing and landscaping.

Features:
The 3 bedroom 2 bathroom homes showcase modern interiors and functional spaces. The home design and construction used materials and fixtures that will help ensure they are easy to maintain. This included the selection of external wall and roof cladding materials and colours that suit the harsh environment of the North-Eastern Goldfields.  The main bathroom of each home includes design features to improve access and external doors and windows were fitted with security screens to provide maximum security and comfort.

Solutions:
The Modular WA contracts and design and drafting teams worked closely with the Shire of Wiluna to ensure the homes met the client’s design brief and expectations. To meet the clients strict timeframe requirements all 5 homes were built and transported to site within 12 weeks. Project management on site in Wiluna was critical to the overall success of the project and Modular WA engaged the services of an experienced and well equipped local contractor to ensure the onsite installation process was completed on time and to a very high standard of workmanship.

Australian Gas Infrastructure Group - Administration Office

Overview:
Dampier Bunbury Pipeline (DBP) is the operator of the privately owned Dampier to Bunbury Natural Gas Pipeline, Western Australia’s most important piece of energy infrastructure. Due to recent growth, the company required a new administration office to accommodate its expanding workforce.

Scope of Works:
Demolition of existing building, construct and installation of additional administration office building including transport, onsite earthworks, and module join up.

Features:
The office features an open plan space with raking ceiling encouraging a collaborative working environment. Additionally, the building contains three enclosed private offices with noise isolation batts, a purpose built utilities room and universal access facilitated entry.

Solutions:
Modular WA provided an economical solution by decommissioning the existing unit and replacing it with a larger purpose-built office. As the modules were constructed offsite and transported to Jandakot, this eliminated downtime for personnel and minimised disruption to surrounding buildings. Modular WA also liaised with Chubb Fire while wiring the smoke and fire alarm systems in order to ensure the building integrated effectively with existing infrastructure. The delivery of the DBP Administration Office project was on time and within budget, demonstrating Modular WA’s ability to provide a quality commercial product tailored to each client’s needs.

City of Busselton - Holiday Park Cabins

Overview:
The City of Busselton is located just over 200km or two hours south of Perth in Western Australia’s South West region.  In 2018, Modular WA was successfully awarded the tender for the supply and installation of two holiday cabins for the Busselton Jetty Tourist Park to support the region’s growing demand for tourist accommodation.

Scope of Works:
The project included the design, construction, transportation and site installation of one park cabin, with a second cabin constructed and transported to a storage for installation at a later date.

Features:
The holiday park cabins featured two bedrooms with built in robes, a bathroom with a generous vanity and open plan living/dining/kitchen area that extends out onto the front verandah. All contained within 70m2, the building remains functional and welcoming while making smart use of space.

Solutions:
As the cabins were additions to an established tourist park, the Modular WA contracts and drafting team designed the buildings to seamlessly integrate with the pre-existing buildings. Situated on a difficult to navigate site, the Modular WA installation team demonstrated their site management expertise, allowing a smooth and successful install with minimal removal of the client’s peppermint trees. Overall the cabins were completed to a very high standard of workmanship that exceeded the client’s expectations.
