What an Off-Grid Modular Home Actually Needs

Off-grid living isn’t a single switch. To be truly self-sufficient, your home needs to be independently supplied across four essential services:

Power: Solar Panels and Battery Storage: A well-designed 3–4 bedroom house typically needs 10–15kW of solar generation and 20–30kWh of battery storage. We design your electrical layout from the start: pre-routed cabling, switchboard space, and load distribution all considered. A backup generator is worth factoring in for extended low-sunlight periods.

Water: Tanks, Bores, and Treatment: We include plumbing connection points for tank-fed supply as standard. If bore water is involved, your consultant factors in treatment requirements before any design decision is locked in. No costly surprises later.

Waste: Septic System and Approvals: We manage septic systems and effluent applications alongside your building permit. No chasing separate contractors.

Communications We pre-route conduit for satellite cable runs during construction, so your Starlink installation is clean, concealed, and ready on delivery day.

The Off-Grid Build Process with Modular WA

Here’s what the building process looks like. No nasty surprises:

  1. Free block review: We assess your land for site conditions, access, and transport feasibility. Satellite mapping first, in-person visit if needed.
  2. Design and system scoping: Your floor plan, power, water, waste, and communications requirements are all planned together from the start. Our design team manages every moving part. You don’t have to coordinate anything.
  3. Approvals managed for you: Building permit, septic system, local council requirements are handled in full.
  4. Factory-built at our manufacturing facility: Your new home is constructed while off-grid groundworks proceed simultaneously on your block.
  5. Delivery and connection: Your completed off-grid modular home arrives on site, off-grid systems are finalised, and you get the keys.

From first conversation to move-in, expect 10–12 months, roughly half a traditional build, without the additional costs of repeated remote trade mobilisation.

Yes. This is one of the most common scenarios we work with across regional Western Australia. We design off-grid modular homes that operate entirely independently of essential services.

We coordinate your electrical layout with your chosen off-grid solar specialist so the system is designed as part of the home, not retrofitted around it. Installation is completed by a certified contractor as part of your site works.

Paying Western Power to extend the grid to your property can run to $30,000–$80,000 or more, depending on distance, and that’s before ongoing energy costs. For most remote properties in Western Australia, the long-term economics of own energy generation favour off-grid by a meaningful margin.

Absolutely. All Modular WA homes are built to Australian Standards and the National Construction Code. We manage the entire building permit process on your behalf, including all local council requirements.

Our homes require enough site access for a large semi-trailer to manoeuvre. Beyond that, your block needs adequate space for solar panels, water tanks, and a septic system, all planned with you during the design phase. Still selecting land? Off-grid properties carry additional upfront costs for solar, water and septic systems, so understanding your finance position early is important.
