Kit Homes in WA - The Simpler, Smarter Alternative

Introduction to Kit Homes & Modular Alternatives

Have you ever wondered if there’s a more flexible way to build a home in Western Australia? Kit homes are a smart solution for people looking to save on construction costs without compromising on quality or design.

However, the reality is that kit homes usually leave homeowners with the difficult job of finding a builder who is willing to assemble and certify them. Many underestimate the time, cost, and effort involved, and quickly grow overwhelmed with the unexpected mountain of work that assembling kit homes requires. They can often seem easier than they appear, and are marketed as a “quick assemble” option for housing; however, we know this is not typically the case. Most people who choose to venture down the Kit Homes path wind up exhausted, with their end timeline drawing out far longer than they expected.

That’s where modular homes step in. Like kit homes, modular homes are pre-designed, built off-site in controlled facilities, and delivered to the site. But instead of you being left to manage the build, modular homes are constructed in modular sections and reassembled on site by our expert site install team. The process is quick, efficient, and fully certified. All building permits and inspections are handled by us, meaning you get the streamlined experience many people mistakenly assume kit homes include.

This makes modular homes the ideal solution for regional and remote WA — you still get the benefits of customisation, rapid build times, affordability and transportability, but with speed, certainty, and much, much less stress.

We’ve found more and more people investigating Kit homes as a potential solution to housing in regional WA because they at first can initially seem cost-effective, quicker to assemble, and can be easily transported to regional and remote locations where traditional building methods may be too expensive or impractical. However, modular homes offer the same benefits with fewer complications. Our modular home designs are highly versatile — from compact layouts for individuals or couples through to spacious 5-bed farmhouse layouts for families, there’s a modular option to suit almost every lifestyle. Look beyond Kit Homes into the possibilities of what Modular can offer you.

At Modular WA, we specialise in creating modular kit homes that are tailored to Western Australia’s unique climate and living conditions. Our team combines decades of building experience with modern design flexibility to ensure every home is durable, functional, and built with your goals in mind.

Why Choose a Modular Home vs. a Kit Home?

Building a home is one of the biggest investments you’ll ever make, which is why more Western Australians are exploring alternative options such as kit homes and modular homes as a smarter alternative to traditional site-built construction. Both Kit homes and modular homes offer a unique combination of affordability, flexibility, and convenience — making them ideal for families, first-home buyers, and property owners in regional or remote areas, however what many often don’t realise is that Kit Homes can be much more complex and difficult to not only assemble but obtain a building permit for – creating drawn out timelines and issues one may not have thought of intially. Modular homes take the best of both worlds – highly customisable, but simple, straightforward, and the building permit is included!

Affordability without compromise

Like kit homes, modular homes are cost-effective — but the key difference is that with modular, you’re not left organising your own builders, trades, or certifications. Everything is included in your contract, saving you time, money, and stress.

Similar to kit homes, modular homes are pre-designed and manufactured in a controlled environment, the overall cost of building is significantly reduced. You save on labour expenses, building delays, and excess material waste, while still enjoying the benefits of a modern, well-designed home.

Since all costs are laid out clearly in your quote, there’s significantly less risk of budget overruns and unexpected costs. When you choose modular, you can rest assured we’ll handle all of the hardest parts for you.

Flexible designs to suit your lifestyle

Whether you need a compact one-bedroom retreat, a family-friendly layout with multiple bedrooms, or a larger rural home, both modular and kit homes can offer incredible design flexibility. With Modular WA, you can choose from a wide range of layouts and customise features to ensure your home reflects your lifestyle and personal taste. Since every home we build is made-to-order, we don’t charge any extra customisation fees – just pay for whatever extras you add in over and above our standard allowances.

Sustainable and efficient

Both Kit Homes and Modular Homes are designed to make the best use of materials; however, modular homes can be a tidier option, since most of the construction is complete in our manufacturing facilities, the waste generated on-site is minimal. . The modular method also has a far lower impact on the surrounding environment, with site installation taking just a matter of days or weeks – not months or years. With quality insulation included and a raft of different energy-efficient options available to choose from, our modular homes are built to keep energy bills low and comfort levels high — perfectly suited to WA’s hot summers and cooler winters.

Perfect for regional WA

Transporting building materials and labour to regional or remote parts of Western Australia can be costly and time-consuming. Unlike kit homes — which leave you responsible for finding trades — modular homes arrive fully built in sections, ready to be joined up and assembled by our team. This makes them by far the simpler, more efficient, and faster option for regional and remote sites. Modular homes are a fantastic option for anyone building in coastal towns, farming regions, or outback areas where traditional construction may not be practical, or where local trade and labour availability is in short supply.

Choosing a modular home as an effective alternative to Kit Homes means you get the best of both worlds: a cost-effective, fast build and a home designed perfectly to suit the way you live.

Why Modular Design Keeps Up With Kit Home Flexibility

No two households are the same, which is why our modular homes are designed to suit a wide range of lifestyles, budgets, and locations across Western Australia. At Modular WA, we have an in-house design team who can modify and customise any layout to suit your personal needs and lifestyle requirements. Furthermore, each and every home we build is made-to-order, making bespoke requests a breeze. We offer a variety of modular home designs, from compact retreats to spacious family homes, all of which can be customised to match your individual needs.

Have your own ideas? No worries at all, we’ll happily help you with a fully custom design from scratch if you can’t find something “close enough” from our range of designs to modify. While many people come to us initially searching for kit homes, they’re often relieved to discover that modular homes offer the same level of flexibility with more peace of mind.

Compact Living

Like many kit home providers, we offer a range of smaller footprint compact designs. Perfect for individuals, couples, or downsizers, our compact modular homes offer smart floorplans that make the most of every square metre. They are an affordable entry point into the property market and an excellent solution for regional granny flats, guest houses, or holiday retreats.

Family Homes

For growing families, we provide plenty of design options with multiple bedrooms, open-plan living areas, and thoughtful layouts designed for everyday comfort. These designs balance affordability with the space you need to enjoy a modern family lifestyle.

Lifestyle & Rural Options

If you’re building on a larger property, rural block, or coastal escape, our Farmhouse range of designs  are tailored for wide-open living and expansive views. With generous verandahs, spacious interiors, and designs suited to regional conditions, these homes are ideal for farms, lifestyle blocks, or acreages.

Customisation Made Simple

Both modular homes and kit homes can be tailored to suit your preferences. From altering layouts to upgrading finishes and adding extra features, we ensure your home reflects your personal style and practical requirements.

Built for Western Australia

When considering kit homes, consider that all of our modular homes are designed with WA’s climate and conditions in mind. Every modular home is tailored to suit it’s specific environment and local requirements – unlike Kit Homes which can often be “stock-standard” layouts which don’t take these aspects into consideration.

From energy-efficient inclusions to durable materials that can handle coastal winds, cyclonic conditions, plunging winters, and hot summers, you can be confident your modular home will stand the test of time.

With Modular WA, opt for a better alternative to a kit home – by choosing a modular home that not only fits your location and lifestyle today — but grows with your needs tomorrow.

The Modular WA Difference

When it comes to building your dream home, choosing the right provider is just as important as choosing the right design. At Modular WA, we go beyond simply supplying kit homes or parts. Instead, we build our homes in modular sections. This keeps the process cleaner, easier and simpler for you once your home arrives on site. Rest assured, when you choose Modular WA, we deliver quality, reliability, and peace of mind at every stage of your building journey.

Local expertise you can trust

As a Western Australian company, we understand the unique challenges of building in our state, from coastal conditions, cyclonic areas with high winds, to remote site accessibility. Every modular home we design is built with WA’s climate and lifestyle in mind, ensuring durability, comfort, and long-term value.

Quality materials, built to last

We believe your home should be as strong as it is stylish. That’s why we use proven, durable materials that are specifically chosen to withstand Western Australia’s tough conditions. From frames to finishes, every component is manufactured to the highest standards, giving you a home that will stand the test of time.

Transparent pricing and inclusions

Building a home can often feel complicated and costly, and Kit Homes can often come with hidden dangers and unexpected costs. At Modular WA, we pride ourselves on clear pricing and upfront inclusions, so you know exactly what you’re getting from the start. No hidden surprises — just honest, premium solutions tailored to your budget. Plus, we handle the building permit for you. It’s included with our contracts!

Support every step of the way

With modular homes, we don’t just drop off your kit and leave you to figure it out. Our team works closely with you from design selection through to delivery and installation. Need guidance on final fitout, erecting your external structures,  or finishing touches? We’re here to help, with recommendations and advice that make the building process easier.

What’s more, if you don’t feel up to the challenge of finishing the build off, we can offer you a full turnkey package where our expert teams do it all to completion. The scope of what we do is entirely up to you – whether you want us to take care of fencing and landscaping, or if you want to install your own kitchen – talk to us today about what you need for your project and we’ll accommodate you wherever possible!

Proven track record

With years of experience and countless satisfied homeowners across Western Australia, Modular WA has built a reputation for delivering quality homes that meet and exceed expectations. Our commitment to excellence is what sets us apart.

Choosing a modular home instead of a kit home with Modular WA could be the best decision you ever make. It means choosing a partner who cares about your vision and your lifestyle, without the unnecessary risks. We’re here to make building your new home simple, premium and best of all, stress-free.

How the Process Works

Building a new home can feel complex, but at Modular WA, we’ve simplified the process so you know exactly what to expect at every stage. While kit homes can often leave you feeling left in the dark, managing trades, approvals, and the actual assembly yourself, our modular process removes the uncertainty. From your very first enquiry through to moving into your new home, we guide you step by step to make the journey clear, easy, and enjoyable.

Step 1: Choose Your Design

Begin by exploring our wide range of designs, from compact living options to spacious family layouts. Our team will help you compare floor plans, sizes, and inclusions so you can select the design that best suits your lifestyle and budget. If you can do it with a Kit Home, we can do it with a modular design too. Our existing range of designs can serve as an initial template, or you can create something completely new.

View Our Designs

Step 2: Customise & Get a Quote

Once you’ve chosen a base design, our In-House Design Team will work with you to tailor it to your needs. You can adjust layouts, upgrade finishes, or add extra features to make the home uniquely yours. We then provide a transparent, itemised quote so you know exactly what’s included.

Step 3: Contracts, Prestart & Colour Selections

Once you’ve locked in your design and are happy with your quote, we can move onto signing contracts. From here you’ll need to finalise your finance approvals or funding arrangements, and we’ll also conduct a Prestart Meeting where our consultants will work with you to pick colours, fixtures, and finishes of your home – depending on what you’ve chosen to include this might be your light fittings, cabinetry, paint colours, flooring finishes, claddings, and more.

Step 4: Manufacture & Delivery to Site

Procurement begins and once your concrete slabs arrive your home is carefully manufactured and prepped ready for transport. We deliver directly from our Perth facilities to your chosen site — whether that’s in the North West, the South West, the Wheatbelt, or another remote regional area in Western Australia. Our specialised delivery teams ensure all components arrive safely and ready for final installation once your home arrives on site.

Unlike kit homes, you don’t receive a pile of parts — your home arrives in modular section, making the whole process exponentially easier and straightforward.

Step 5: Site Install & Assembly

Once your home arrives on site, our expert team reassembles and joins your modular home sections on-site. No need to find builders or tradespeople, we can handle it for you. That’s a major difference from kit homes, where owners are often left coordinating this themselves.

Are you a self-professed DIY expert and want to handle some of the scope yourself? No problem at all. When assembling your quote and finalising your contracts, we’ll discuss what you want to include or exclude.

You can choose to either select a full turnkey package or handle some of the components yourself. Whether it’s erecting your external structures and decking, installing your kitchen cabinets, or doing all the fencing and landscaping works, it’s up to you. We can adjust our scope if you have the skills, or you can opt to engage one of our recommended builders for a professional finish. Either way, the construction process is faster and more efficient than traditional building methods.

Step 6: Ongoing Support & Aftercare

Our service doesn’t stop at delivery. Modular WA provides ongoing support, advice, and aftercare to ensure your build runs smoothly and your new home meets expectations. From start to finish, you’ll have the confidence of knowing we’re only a phone call away.

Even better, every modular home is covered by a 10-Year Structural Guarantee and a minimum 6-month defects liability period to cover any maintenance items that may arise post-delivery as the home settles into place.

With Modular WA, building your dream home is a straightforward process designed to save you time, stress, and money; and it’s often the smarter choice when compared to Kit Home options.

Kit Homes vs. Modular Homes vs. Traditional Builds

Cost-Effective Construction

Kit homes are often marketed as affordable, but the reality is that many hidden costs emerge during construction as you work through the build process. Modular homes deliver true value by including delivery, assembly, and certification in the package — giving you clarity and confidence.

Because the design and manufacturing process for modular homes is still streamlined, you save on both labour and materials. Traditional site-based builds in comparison, often involve higher on-site costs, unforeseen delays, and extra expenses that can quickly push budgets higher than anticipated.

Faster Build Times

Unlike kit homes that rely on the owner organising and scheduling almost all trades, modular homes are delivered in completed sections and reassembled quickly. This allows you to get to a functional move-in stage in a fraction of the time.

In our experience, both Kit Homes and conventional site-built methods can be a long and arduous construction process – often taking years to complete.

Flexibility and Location

Both modular and kit homes can be transported anywhere in WA, but modular homes aren’t as vulnerable to a shortage in local trades or labour availability. For example, if you don’t have a local cabinet maker in town, we’ll transport the kitchen fully installed inside the modular sections. Likewise, since most of the work is already complete off-site, if local trade availability is scarce, we can send our specialist travelling install teams to get the job done for you in no time.

Sustainability & Site Management

Both Kit Homes and Modular Homes are engineered to use materials more efficiently, reducing waste and supporting more sustainable construction. Traditional builds often generate excess waste on-site and can be subject to lengthy, drawn-out delays.

Of all options, modular is the lowest-waste and lowest-impact option, reducing disruption to your site and surroundings while also ensuring your site is kept clean, clear and tidy. No need to store excessive materials on site for months as you gradually assemble your home. Instead, with modular homes, your build is contained to simple, efficient modules – making the entire process faster, easier, and simpler.

With Modular WA, you can enjoy the cost savings, customisability, and flexibility of kit homes without compromising on quality or comfort.

Suitability Across WA

Many people initially consider kit homes for their ability to be delivered anywhere across WA’s vast and isolated landscapes — but modular homes can be delivered to the same locations with far less hassle.

At Modular WA, our modular homes are a solid alternative to kit homes. They are designed for easy transportation and efficient assembly, making them perfectly suited to the isolated and regional areas of WA, where local builders or trade availability may be in short supply.

Regional and Remote Areas

In places like the Pilbara, Kimberley, or Goldfields, finding the right builders or available trades to assemble kit homes can be a major roadblock. Many builders are even reluctant to sign off on kit homes as they are required to assume responsibility for structural soundness and certifications.

Modular homes solve these problems by arriving in fully compliant, building-permit-approved, ready-made sections. The modules are then re-joined and assembled by our own team, with any final finishing items either completed by us or you, depending on what you choose to include in your building and contract scope.

Coastal and Lifestyle Locations

For those building a holiday retreat in Margaret River, Esperance, or along the Coral Coast, our homes offer durable designs that withstand coastal winds and salty air while maintaining comfort and style. Opt for marine-grade coatings for extra durability and lower long-term maintenance requirements.

Farming and Rural Properties

Across the Wheatbelt and South West, modular homes are a practical alternative to Kit Homes for rural blocks and lifestyle properties. Our range of farmhouse designs provides space, functionality, and affordability without the challenges of conventional building.

Wherever you want to build, Modular WA makes it possible. Our modular homes combine the convenience, durability, and flexibility of kit homes with many added benefits — giving Western Australians more opportunities to create their dream homes in the locations they love. Think of modular homes as the stress-free alternative many hope kit homes will be.

Frequently Asked Questions

No, we build modular homes. Many people searching for kit homes end up choosing modular as a better alternative once they learn the key differences, particularly how much simpler, easier, and hassle-free modular homes can be.

How much does a modular home cost compared to a kit home?

Kit homes can look cheaper upfront, but once you add labour, permits, and certifications, costs rise, especially as build times draw out. Modular homes include all this from the start, often making them more cost-effective overall.

Compact one-bedroom designs are more affordable entry options, while larger family homes naturally cost more. At Modular WA, we provide transparent quotes upfront so you know exactly what’s included, with no hidden surprises.

Yes. While we offer a range of pre-designed layouts, each can be tailored to suit your lifestyle and preferences. From floorplan adjustments to upgraded finishes, you can make your home uniquely yours.

Don’t see something you like? That’s fine, mix and match or create something completely from scratch with the guidance of our in-house design team.

Absolutely. Every Modular WA kit home is engineered and manufactured to comply with Western Australian building codes and standards, ensuring safety, durability, and long-term performance.

Conversely, Kit Homes may experience some roadblocks or issues when it comes to building permits, as you need to find a suitable registered builder to supervise and certify your works throughout and after assembly. This can be difficult to find someone willing to do the works, and often comes with a costly supervision fee – all adding extra costs to the build.

Modular homes are able to be built much faster than a traditional or kit build. Once your slabs are delivered to our manufacturing facility, your home can be built and ready for delivery in just 12-14 weeks. On-site install is even quicker, and the scope can be tailored to your requirements or skillset.

While you’ll need to allow extra time for design customisation, site investigations, and council approvals, overall it’s a far more efficient process. With Kit homes, you’re left to do all of this yourself, all the while managing scheduling and chasing trades. This is often much more time consuming and exhausting than people realise, resulting in a drawn out and overwhelming build process.

They are ideal for regional builds. Modular WA specialises in delivering homes across WA, from the South West, to the Pilbara, Gascoyne, Goldfields, and Wheatbelt, even to remote northern regions, making them a practical solution where traditional building is difficult or expensive.

Yes! There are many finance options available, and we can put you in touch with trusted brokers who specialise in Modular Finance. Not only that, but you may also be entitled to a range of newly introduced government assistance packages, which are making it easier for more West Australians to get into their homes sooner.
