Step 1: Choose Your Design
Begin by exploring our wide range of designs, from compact living options to spacious family layouts. Our team will help you compare floor plans, sizes, and inclusions so you can select the design that best suits your lifestyle and budget. If you can do it with a Kit Home, we can do it with a modular design too. Our existing range of designs can serve as an initial template, or you can create something completely new.

Step 2: Customise & Get a Quote
Once you’ve chosen a base design, our In-House Design Team will work with you to tailor it to your needs. You can adjust layouts, upgrade finishes, or add extra features to make the home uniquely yours. We then provide a transparent, itemised quote so you know exactly what’s included.
Step 3: Contracts, Prestart & Colour Selections
Once you’ve locked in your design and are happy with your quote, we can move onto signing contracts. From here you’ll need to finalise your finance approvals or funding arrangements, and we’ll also conduct a Prestart Meeting where our consultants will work with you to pick colours, fixtures, and finishes of your home – depending on what you’ve chosen to include this might be your light fittings, cabinetry, paint colours, flooring finishes, claddings, and more.
Step 4: Manufacture & Delivery to Site
Procurement begins and once your concrete slabs arrive your home is carefully manufactured and prepped ready for transport. We deliver directly from our Perth facilities to your chosen site — whether that’s in the North West, the South West, the Wheatbelt, or another remote regional area in Western Australia. Our specialised delivery teams ensure all components arrive safely and ready for final installation once your home arrives on site.
Unlike kit homes, you don’t receive a pile of parts — your home arrives in modular section, making the whole process exponentially easier and straightforward.
Step 5: Site Install & Assembly
Once your home arrives on site, our expert team reassembles and joins your modular home sections on-site. No need to find builders or tradespeople, we can handle it for you. That’s a major difference from kit homes, where owners are often left coordinating this themselves.
Are you a self-professed DIY expert and want to handle some of the scope yourself? No problem at all. When assembling your quote and finalising your contracts, we’ll discuss what you want to include or exclude.
You can choose to either select a full turnkey package or handle some of the components yourself. Whether it’s erecting your external structures and decking, installing your kitchen cabinets, or doing all the fencing and landscaping works, it’s up to you. We can adjust our scope if you have the skills, or you can opt to engage one of our recommended builders for a professional finish. Either way, the construction process is faster and more efficient than traditional building methods.
Step 6: Ongoing Support & Aftercare
Our service doesn’t stop at delivery. Modular WA provides ongoing support, advice, and aftercare to ensure your build runs smoothly and your new home meets expectations. From start to finish, you’ll have the confidence of knowing we’re only a phone call away.
