Delivering statewide throughout Regional Western Australia.
Our high quality modular buildings are made to withstand Western Australia’s harshest landscapes, from the harsh desert of the Pilbara, to the plunging lows of the South West.
HOW ARE THE HOMES DELIVERED?
Our transportable modular homes are delivered directly from the back of a large heavy semi-trailer specialised for modular homes. We use a unique hydraulic jacking method to offload directly from the trailer, so we’ll need enough room to drive into place for delivery.
IS THERE ANYWHERE YOU CAN’T BUILD?
Unfortunately some sites may not be compatible with our product. Metro, battleaxe, rear lots, and very steep sites may not be suitable due to the restrictions associated with transporting our heavy concrete bases. If you’re unsure, give us a quick phone call and we can check your block to see if we’ll be able to work together.

The epitome of quality
Built right here in Western Australia from premium materials using only the best local trades and suppliers, our product is second-to-none in terms of quality, finish, and durability:

We use reinforced, pre-stressed concrete floors as the base for our buildings. These specialised, fully-engineered modular floors allow us to transport a fully complete home to site anywhere in Western Australia.
Designed specifically to withstand the stress of transport, our floors add a permanent feel to your home. Unlike older transportable buildings, these bases are completely solid underfoot and there’s no transference of noise when someone is walking from one end of the house to the other. Not only do our floors have great acoustic properties – the thermal qualities of concrete far outperform that of steel-chassis bases, with room for further under-slab insulation options available if desired.
Once the structure is complete, the rest of your modular home is much like a traditional build. This includes energy efficient insulation, lined and painted interiors, tiled wet areas, fully installed bathrooms, laundry, and kitchen with appliances. We often also fit additional items such as floor coverings and air conditioning to bring the home to completion – depending on what you’ve opted to include in your contract! Every aspect of your home is able to be customised, so if you’ve got a vision, we’ll endeavor to deliver it.
At each and every step of the process your home remains under strict supervision and is subject to the highest scrutiny. Our dedicated quality control and supervisory teams oversee the entire build process, ensuring your home is built to our exceptional standards.
Take comfort knowing that our modular methods have been tried and tested for decades. Our director Wayne McGrath’s family pioneered the use of some of the first transportable buildings in WA more than 50 years ago – since then prefabricated technology has well advanced. Long gone are the days of “donga-style” transportables. With structural steel and engineered slabs that have been designed from the ground up to withstand the stress of transport, it’s easy to see why our homes truly stand the test of time once they arrive. With a focus on safety and preparedness, it’s our promise that your home delivery is carried out by the best experts in the business.

Where we excel
What puts us a cut above the rest? We take a genuine approach to better building practices, putting all our energy into creating truly outstanding modular homes. With our commitment to honest, no-fuss customer service, and our long history of enduring business stability – it’s clear to see we care a little more than your average builder.
The average realistic timeline from sign up to delivery for a new modular home is 10 – 12 months. This is approximately half the time it takes compared to building a regular brick-and-tile home, and includes things such as design customisation, site testing, reports and certifications, approvals, pre-start, and procurement. Once your deposit paid, selections confirmed, and your slab arrives – the house itself is rapidly assembled in just 10-14 weeks.
We take a different approach to customer service, with an ethos centred around genuine, down-to-earth, country-style values. We like to think we put in a little more effort, and care a little more than your average builder about your experience while working with us.
It’s hard working people that sustain our regional communities. People you can have a yarn with and trust to borrow your lawnmower. That’s why we think it’s essential that you never feel like “just another number” when you visit our office. At Modular WA, we’ll take the time to listen and call you back. We lay out all the inclusions up front, as transparently as possible – and we’re set on spending as much time with you as you need to take the stress out of the process. You know, all the little things that make your experience memorable for the right reasons.

At Modular WA, we are committed to prioritising quality in every design and every build we undertake – that’s why the life expectancy of a Modular WA building is often greater than a traditional build style!
Our customisable designs are modern, our products and materials are locally sourced, and our team of qualified professionals follow strict quality control procedures when constructing the buildings in our onsite, purpose-built facilities.
Our Quality Guarantee is just one reason many of our repeat clients trust us with their second, and even third modular builds, while their first continues to stand strong some 15, 20 and even 30 years later.
Modular homes offer the ideal solution to building for Western Australia’s unique climate and environment. We consider each site and customise designs to meet the requirements for that location.
For example, if you’re looking to build near the ocean, we recommend using coastal and marine grade materials and designs which can handle storms, salty air, and strong winds.
We build cyclone-ready houses and commercial buildings for Port Hedland and energy-efficient, cool houses for warmer areas.
Plus, our modular construction method means we build your home at our head office and deliver it anywhere in WA.
Although Modular WA has a large range of modular home designs, you can still create a design that is uniquely you. That’s because our plans are easily adaptable and can be tailored to suit almost any individual requirements. We are proud to offer our clients access to premium brands and products.

FAQS
Modular construction can be a rapid process with a house taking as little as 10 – 14 weeks to construct however… it’s important to remember that we’ll need to check off a lot of items before we can get to that stage. The current realistic timeline from initial sign up to move in day is somewhere between 10 – 12 months.
This takes into account ample time for design tailoring / site testing / reports & certifications / council approvals / prestart consultation / material supply, before the actual construction of your new modular home begins. Once your house arrives, siteworks usually take around another 4 weeks depending on what you have opted to include in your contract.
We currently deliver statewide across Western Australia – from Exmouth to Esperance, and everywhere in between. Please note that some blocks may not be suited for a modular delivery. Click the next FAQ to find out more.
Unfortunately metro locations, battleaxe, house-behind-house lots, and very steep sites may not be suitable due to the restrictions associated with transporting our heavy concrete bases. For example, our homes are not suited for backyard granny flat installations in the inner suburbs of Perth, but we absolutely could install a modular home on a larger property in say… Toodyay or Bridgetown!
If you’re unsure, give us a quick phone call and we can check your block to see if we’ll be able to work together.
Yes, absolutely! Everything we do is built-to-order, and modifying plans is no issue. We suggest marking up one of our existing designs to take advantage of tried and tested layouts. If you’ve got a vision, you can absolutely create your own from scratch too. Just have a chat with us before you start sketching and we can help you with our module size constraints.
Unlike traditional site built homes construction of modular homes can start while the building permit application is being lodged and approved and this can save a significant amount of time. The homes are built in our manufacturing yards using dedicated teams of skilled tradesman, no need to wait while tradesmen travel from site to site as they do in traditional build methods. While your Modular WA home is being built in the manufacturing yard, work can also be underway on your site in preparation for delivery of the building.
Yes! First our sales consultants will carry out a block review using satellite and mapping imagery for initial investigations. If we have any concerns, we’ll send one of our site teams to do an in-person assessment before you sign anything at all.
No worries. Speak to one of our sales consultants and we’ll happily have a look and offer our professional opinions. We’ll help point out the things you may miss, any potential risks or cost blowouts, or hidden benefits one block may have over the other. Our team can help you with this decision as part of our service ethos, free of charge, and before you sign anything.
Yes! There are now many banks which support modular finance. In 2023 Bankwest announced a new Modular initiative to support lending for new modular homes across Western Australia, however this is just one of many options at your disposal. If you’re having trouble securing finance with your preferred bank, let us assist you with some guidance. We also have a selection of recommended finance brokers who specialise in modular lending if required.
Of course you can! We would encourage you to use your preferred bank or mortgage broker or you can speak to one of our brokers who can help you every step of the way.
Our modular homes are constructed in purpose-built manufacturing facilities under constant supervision. This enables Modular WA to ensure that works are completed to the highest standards of quality every single time. With dedicated supervisors and quality control officers, all whom have many years experience – you can rest assured your home is in good hands with our award-winning team of experts.
Definitely. We have built many homes in cyclonic regions along the Pilbara and Gascoyne coastlines. Our homes have proven time and time again that modular is a durable, safe building option for WA’s harshest conditions. Please ask us about additional costs associated with engineering to a cyclonic rated level.
Yes. We take care of the building permit as part of our standard process so you don’t have to worry about it! We’ll also water corporation approvals and can assist with subdivision advice, effluent/septic applications, planning and developer approvals too if required.
In almost all cases, a building permit granted by a permit authority such as the Shire Council will be required before a modular home can be delivered. Technically anyone can apply for a building permit whether it’s the owner, builder, designer, or someone else involved in the project – however at Modular WA we will take care of this for you unless you opt otherwise. In order to be granted a building permit, plans must undergo a number of independent certifications (structural, engineering, energy efficiency, etc), and as the Builder we assume responsibility for ensuring the construction complies with all applicable Australian building standards (NCA, BCA, etc) and any other requirements stipulated in the approved building permit.
Yes, all of our designs are compliant with the National Building Codes and relevant Australian Standards. Every project is also independently certified by multiple consultants for design compliance, structural and engineering, energy and other approvals as required for standard Australian residential building permits.
We use fully engineered, pre-stressed concrete floors as the base for the construction of all of our homes. These concrete floors are superior for energy efficiency, acoustics, and durability, and allow us to transport the fully complete home to site anywhere in Western Australia without feeling like a “donga”. Once the home is installed the concrete floor results in a great solid underfoot feeling, as if the house must have been built on site.
