HOW ARE THE HOMES DELIVERED?

Our transportable modular homes are delivered directly from the back of a large heavy semi-trailer specialised for modular homes. We use a unique hydraulic jacking method to offload directly from the trailer, so we’ll need enough room to drive into place for delivery.

IS THERE ANYWHERE YOU CAN’T BUILD?

Unfortunately some sites may not be compatible with our product. Metro, battleaxe, rear lots, and very steep sites may not be suitable due to the restrictions associated with transporting our heavy concrete bases. If you’re unsure, give us a quick phone call and we can check your block to see if we’ll be able to work together.

FULLY ENGINEERED STEEL FRAMES
SOLID, DURABLE CONCRETE BASES

We use reinforced, pre-stressed concrete floors as the base for our buildings. These specialised, fully-engineered modular floors allow us to transport a fully complete home to site anywhere in Western Australia.

Designed specifically to withstand the stress of transport, our floors add a permanent feel to your home. Unlike older transportable buildings, these bases are completely solid underfoot and there’s no transference of noise when someone is walking from one end of the house to the other. Not only do our floors have great acoustic properties – the thermal qualities of concrete far outperform that of steel-chassis bases, with room for further under-slab insulation options available if desired.

PREMIUM FITOUT & FINISHES

Once the structure is complete, the rest of your modular home is much like a traditional build. This includes energy efficient insulation, lined and painted interiors, tiled wet areas, fully installed bathrooms, laundry, and kitchen with appliances. We often also fit additional items such as floor coverings and air conditioning to bring the home to completion – depending on what you’ve opted to include in your contract! Every aspect of your home is able to be customised, so if you’ve got a vision, we’ll endeavor to deliver it.

WE'LL BUILD IT FASTER

The average realistic timeline from sign up to delivery for a new modular home is 10 – 12 months. This is approximately half the time it takes compared to building a regular brick-and-tile home, and includes things such as design customisation, site testing, reports and certifications, approvals, pre-start, and procurement. Once your deposit paid, selections confirmed, and your slab arrives – the house itself is rapidly assembled in just 10-14 weeks.

HOW LONG DOES A MODULAR HOME TAKE TO BUILD?

Modular home construction can be a rapid process with a house taking as little as 10 – 14 weeks to construct however… it’s important to remember that we’ll need to check off a lot of items before we can get to that stage. The current realistic timeline from initial sign up to move in day is somewhere between 10 – 12 months. This takes into account ample time for design tailoring, site testing, reports & certifications, council approvals, prestart consultation, and material supply, before the actual construction of your new modular home begins. Once your house is transported to its destination (anywhere in Western Australia!) – siteworks usually take around another 4 weeks depending on what you have opted to include in your contract.

IS THERE ANYWHERE I CAN'T BUILD?

When your home is delivered, it will be lowered directly from its specialised transport trailers which will then drive away, leaving the new modular residence behind. Because of this, our homes are not suited for backyard granny flats in the inner suburbs of Perth as generally there will not be enough room for our trucks to maneuver – but we absolutely could install one in say… Toodyay, Albany, Geraldton, or Bridgetown!

DO YOUR HOMES COMPLY WITH AUSTRALIAN STANDARDS + BUILDING CODES?

Yes, unlike many Tiny Homes and Sea Container Homes, all of our designs are compliant with the National Building Codes and relevant Australian Standards. Our homes are built to the same standards that all regular site-built residential homes are subject to.

Every project is also independently certified by multiple consultants for design compliance, structural and engineering, energy and other approvals as required for Western Australian residential building permits.

CAN I DESIGN MY OWN HOME OR MAKE CHANGES TO STANDARD PLANS?

Yes, absolutely! Everything we do is built-to-order, and modifying plans is no issue. We suggest marking up one of our existing designs to take advantage of  tried and tested layouts.

If you’ve got a vision, you can absolutely create your own from scratch too. Just have a chat with us before you start sketching and we can help you with our module size constraints.

WHAT TYPE OF FLOOR BASE DO YOU USE?

We use fully engineered, pre-stressed concrete floors as the base for the construction of all of our homes. These concrete floors are superior for energy efficiency, acoustics, and durability, and allow us to transport the fully complete home to site anywhere in Western Australia without feeling like a “donga”.

Once the home is installed, the concrete floor results in a great solid underfoot feeling, as if the house must have been built on site.

I LIVE IN A CYCLONIC ZONE. CAN I STILL BUILD A MODULAR HOME?

Definitely. We have built many homes in cyclonic regions along the Pilbara and Gascoyne coastlines. Our homes have proven time and time again that modular is a durable, safe building option for WA’s harshest conditions.

Please ask us about additional costs associated with engineering to a cyclonic rated level.

CAN YOU HELP ME WITH THE BUILDING PERMITS AND APPROVALS?

Yes. We take care of the building permit for you as part of our standard process so you don’t have to worry about it!

We’ll also cover off water corporation approvals and can assist with subdivision advice, effluent/septic applications, planning and developer approvals too if required.

WHAT IS A BUILDING PERMIT?

In almost all cases, a building permit granted by a permit authority such as the Shire Council will be required before a modular home can be delivered. Technically anyone can apply for a building permit whether it’s the owner, builder, designer, or someone else involved in the project – however at Modular WA we will take care of this for you unless you opt otherwise.

In order to be granted a building permit, plans must undergo a number of independent certifications (structural, engineering, energy efficiency, etc), and as the Builder we assume responsibility for ensuring the construction complies with all applicable Australian building standards (NCA, BCA, etc) and any other requirements stipulated in the approved building permit.

CAN YOU SEND SOMEONE OUT TO LOOK AT MY BLOCK?

Yes! First our sales consultants will carry out a block review using satellite and mapping imagery for initial investigations.

If we have any concerns, we’ll send one of our site teams to do an in-person assessment before you sign anything at all.

WHAT ARE MY FINANCE OPTIONS? WILL BANKS LEND FOR MODULAR HOMES?

Actually yes! There are now a number of banks which support modular finance, and we can provide finance broker recommendations if required.

In 2023 Bankwest announced their Modular initiative to support lending for new modular homes across Western Australia. Some banks may not yet support modular lending, but there are plenty of alternative options available.

CAN I STILL USE MY PREFERRED BANK OR A MORTGAGE BROKER?

Of course you can! We would encourage you to use your preferred bank or mortgage broker or you can speak to one of our brokers who can help you every step of the way.
